this will be reflected in what the estate agent says you should market your home at, based on its appeal vs other homes in the area. this is what the valuation will take account of vs the best performing comparable house on your street.

Negotiation

The homes perfect, the prospective buyer leaves, then you get the call, its only £3,000 less than what you discussed after the kitchen and the house condition, and you will be asked 'what is £3,000 in the grand scheme of things...'

A typical UK house price is £282,000 (2024), your offer could be £270,000 with a walk away sum of £264,600 this means you have accepted a loss of £17,400

A further £600 to £2000 in legal fees, will see your walk away money up to £262,000
